Where is Portobello?

Just three miles east of Edinburgh city centre, Portobello sits on the coast of the Firth of Forth and offers something few other parts of the capital can — seaside living within easy reach of the city. Once a small, independent town, it’s now one of Edinburgh’s most distinctive and desirable neighbourhoods. Excellent transport links, a strong community spirit, and its famous beach make it a sought-after spot for families, professionals, and anyone looking for a more relaxed lifestyle while staying connected to the city.

A Short History

Portobello’s story begins on what was once Figgate Muir, a stretch of open land by the coast. The area took its name from “Portobello Hut,” a cottage built in the 18th century by a sailor who fought at the Battle of Puerto Bello. By the early 1800s, Portobello had developed into a popular seaside resort, complete with baths, theatres, and later its famous pier — a local landmark until it was demolished in 1917.

In 1896, Portobello officially became part of Edinburgh, but it has always retained its own unique identity — part beach town, part city suburb, and full of character.

What It Features

Today, Portobello blends coastal charm with urban convenience. Its two-mile sandy beach and promenade are at the heart of the community, drawing locals and visitors year-round. The High Street is lined with independent shops, cafés, and bakeries, alongside essentials like supermarkets and schools.

There’s a thriving community scene, too — from markets and arts festivals to the recently reopened Portobello Town Hall, which now serves as a community and events space. Outdoor enthusiasts can enjoy beach runs, paddle-boarding, or cycling along the prom, while nearby parks like Figgate Park offer green space just minutes from the sea.

Housing here is a real mix — elegant Georgian and Victorian terraces near the seafront, traditional tenements, and newer family homes a little further inland. It’s a well-balanced area that caters to a wide range of buyers and renters.

Why It’s Popular

Portobello’s popularity is easy to understand. It offers the best of both worlds — the calm of coastal living and the convenience of Edinburgh’s city life. The area’s strong sense of community, great schools, independent businesses, and scenic location make it a standout choice for families and professionals alike.

Property values have seen steady growth over recent years, reflecting sustained demand. With average sale prices sitting around £360,000–£380,000 and ongoing interest from both homebuyers and landlords, Portobello continues to be one of Edinburgh’s most desirable neighbourhoods for property investment.

Whether it’s the beach, the buzz of the local café culture, or simply the idea of living somewhere that feels a little like a holiday every day — Portobello truly has its own magic.
